Our organization researches foreclosure sales across the country, looking for the sales that generate excess funds. Excess funds are generated when the winning bidder pays more than what the Lender or Taxing Authority or Entity in your county needs to get from the sale of the home, or parcel of land although a bidding frenzy happens sometimes the majority of the proceeds are actually your hard earned Equity and we would like to help you recover most of your equity as we can. The foreclosed homeowner has a right to claim these excess funds but be aware some states and counties have a Statue of Limitation how long they will hold the proceeds in the court registry or trust fund before it gets either Escheated to that county or transferred out of their trust funds to other 3rd party organizations.
When we find excess funds, we do the research to locate the foreclosed homeowner or their heirs. Often, the entities that perform the foreclosures make very little effort to inform homeowners when there are excess funds available. This money will sometimes go unclaimed for years, with those who could benefit from it not even aware of its existence.
We work with attorneys, and we have systems in place that enable us to file a claim for you quickly and efficiently. A successful claim can take from one month to several months to pay out after it is filed. So it is important to get the process moving.
Going through a Foreclosure can be a emotional and financial setback to say the least. That's why we pay all expenses to make a claim for the excess funds on your behalf. And you will have no out-of-pocket expenses.
We pay all attorneys' fees, filing fees, and hearing fees. We take all of the financial risk to pursue your excess funds. If we aren't able to recover any money, we don't make any money. And we will never ask you to reimburse us for our costs.
We simply agree with a fee agreement to any recovered excess funds with you at an agreed upon percentage. We pay all of our expenses out of our portion of the recovered funds.
